It may cover qualifying work involving a roof, heating, plumbing, electrical or septic system, as well as certain energy efficiency repairs. It is intended for problems with the home, not cosmetic updates or routine maintenance. Eligible homeowners may receive a forgivable loan of up to $10,000, or $13,000 in Labrador. The lifetime funding limit is $30,000.
NLHC says applicants for the repair program must have a combined annual income below $42,500, or below $65,000 in Labrador, and must have owned and occupied the home for at least five years. Someone who received funding more than five years ago may apply again for a new qualifying repair. The former Home Energy Savings Program has been combined with this program, so homeowners considering energy efficiency work should check the current repair guidelines.
For changes that help someone return to or remain at home, look at the Home Modification Program. Possible projects include grab bars, handrails, ramps, wider doorways and walk-in showers. Eligible homeowners may receive a forgivable loan of up to $15,000. NLHC lists an annual income limit of $51,500 or less, or $65,000 or less in Labrador.
The paperwork depends on the work. A recommendation from an occupational therapist is no longer required for minor changes such as grab bars or handrails. It is still required for major work such as a ramp or bathroom modification. NLHC has removed routine pre- and post-inspection requirements for the work described in its announcement, although its program guidance says some projects may still be selected for inspection.
